With more than 100+ LA area projects under our belts, Fuscoe Engineering’s staff actively employ full circle thinking® (FCT) and call upon our vast experience to resolve urban infill issues in the most innovative and cost-effective ways. These project predicaments have ranged from overcoming obsolete or impossibly tangled infrastructure to the challenges of surgically placing structures within tight site confines with zero lot line neighboring buildings. Also, stormwater management, often a struggle to implement within an urban environment, has been resolved with creative small footprint solutions via Fuscoe’s signature eco-adaptive® design. UNIQUE CHALLENGES/FCT SOLUTIONS
Fuscoe engineered an innovative stormwater pollution mitigation solution that captures rainfall and disperses it into the soil directly beneath the proposed buildings without compromising foundations or flooding subterranean levels. Stormwater is routed to the lowest parking level, where it enters four dry well features requiring a minimal BMP footprint, thus preserving the building’s floor areas for more productive uses. This FCT solution has been established as a model for future infill developments.
Lex on Orange
UNIQUE CHALLENGES/FCT SOLUTIONS
Lex on Orange Apartments sits on two adjacent parcels connected by a pedestrian bridge. Fuscoe incorporated unique SUSMP design features for this project, including sub-structure dry wells for on-site infiltration SUSMP objectives. Project coordination was intensive and involved geotechnical and structural consulting engineers as well as the City of Glendale Departments of Water & Power, Public Works and Building & Safety.
1540 North Vine
UNIQUE CHALLENGES/FCT SOLUTIONS
This 11-story building is built out to the property’s lot line limits, resulting in virtually no exterior space for stormwater management systems. Fuscoe identified the large landscape planters on the 5th floor amenity as a key BMP. Fuscoe also assisted the plumber in designing roof drainage and podium deck biofiltration planter systems to remove stormwater runoff pollutants, a solution which allowed the developer the full use of the entire building.
La Brea Gateway
UNIQUE CHALLENGES/FCT SOLUTIONS
Due to the La Brea Gateway’s high water table and poor draining soils, Fuscoe creatively designed a stormwater management system utilizing a unique combination of biofiltration planters both on the podium deck and at ground level that meets the City’s stringent LID/SUSMP code requirements. Also, to prevent flooding from upstream landowners, Fuscoe developed innovative designs to intercept and divert site runoff, allowing the developer to maintain the original site building plans.
