Loma Linda Veterans Village

Meta Housing Corporation

This award-winning 87-unit affordable apartment community was built to serve homeless veterans and low-income veteran families in Loma Linda, California. The three-story buildings, designed by Y&M Architects, offer a mix of one, two- and three-bedroom layouts to accommodate the needs of different sized families. The community amenities include a swimming pool, club room with kitchen, basketball and sand volleyball courts, children’s play area, computer lab, laundry facilities and on-site management and services.

Fuscoe Engineering was brought on as a trusted advisor, mid-project, to resolve problematic development and design issues. Extensive utility coordination was necessary as both gas and power distribution lines ran across the undeveloped site. Both systems needed to be realigned and the site plan integrated with the utilities. In addition, the south boundary of the project is adjacent to the BNSF main rail line leading out of the Los Angeles Metro area. A sound wall was coordinated with the railroad and erected to help mitigate noise from freight trains.

Schmale Family Senior Housing

Chelsea Investment Corporation

Designed by Hedenkamp Architecture + Planning, this affordable senior housing residence includes 62 units and a 2500 square-foot community and computer room, and offers complete on-site services. Chelsea Investment Corporation partnered with the Schmale Family and Serving Seniors to develop this much needed and affordable apartment complex for low-income seniors.

Fuscoe Engineering joined the design team after entitlements and preliminary design were completed. In a careful analysis and review of the preliminary design, Fuscoe was able to improve the existing site conditions challenged by stormwater runoff. Fuscoe’ s full circle thinking solution included reconfiguring the site to eliminate the undersized concrete drainage channel. This solution resulted in significant cost savings and avoided wetland impacts. The drainage channel was originally proposed over an existing jurisdictional wetland which would have caused project delays if implemented per the original design. Instead, Fuscoe’s solution not only added visually appealing greenspace, but enhanced drainage capacity and stormwater quality by utilizing the natural channel.

La Plaza Village

Trammell Crow Company

LA Plaza Village is a mixed-use, transit-oriented development totalling over 425,000 sf and consists of 355 for rent multi-family units (20% affordable), 43,700 sf of retail space and 720 parking spaces. LA Plaza Village features cultural facilities, including a learning kitchen called La Cocina. The residential amenities include over a dozen roof decks for social interaction and recreation, as well as a pool, deck and dog park. Located at 555 North Spring Street, LA Plaza Village links to Union Station, Olvera Street and La Plaza Park through an extension of the existing Historic Paseo/pedestrian trail. The project, designed by Johnson Fain, is LEED Certified and reflects the area’s vitality and historical context.

The Fuscoe team provided full civil engineering and stormwater management services for this project. With over 30 feet of vertical grade change to contend with at certain portions of the site, careful coordination was required with all disciplines to ensure the programmatic intentions were accomplished while designing constructible solutions. As with most dense infill podium-style projects, stormwater quality compliance required careful consideration and close coordination with the building architect, landscape architect and plumbing engineer.

Della Rosa Affordable Apartments

Affirmed Housing Group

Designed by the Dahlin Group, the $17.9M Della Rosa Affordable Apartments project is funded by federal tax credit equity, the City of Westminster, County of Orange, USBCDC, US Bank and California Community Reinvestment Corporation (CCRC). Della Rosa will provide 50 studio, one- and two-bedroom apartment units in four two- and three-story buildings. The apartments will be allocated to previously homeless and low-income people earning 30% to 50% of the area’s median income.
