5550 Wilshire at Miracle Mile

This 5-story podium-style infill project is located on approximately two acres in the heart of the Miracle Mile district. The building consists of 163 luxury apartments with 15K s.f. of retail space at ground level over two levels of subterranean parking. This amenity-rich high-rise mixed-use project offers residents a resort-style pool and spa, four rooftop view terraces, two-story fitness center, private lounge and theater. Fuscoe provided ALTA surveys and maps in addition to a full array of civil services. Beyond the complications of matching existing edge conditions, this project presented a number of unique project challenges due to the high water table, presence of on-site tar pits and dangerous methane gas seepage. A de-watering pump and methane venting system were developed, however, due to the foundation section thickness, excavation was dropped an additional four to six feet to accommodate the foundation system. Undocumented utilities in this older section of town posed further project complications. Extensive agency coordination with the City of Los Angeles, Department of Water & Power and Department of Transportation was necessary.
