AVA Little Tokyo

Geared to appeal to young urban professionals, the AVA Little Tokyo mixed-use project is located on 1.69 infill acres south of 2nd Street and adjacent to Los Angeles Street. These 280 high-end LEED Gold certified apartments range from 614 to 1,610 s.f. in size and offer up to three bedrooms. Site amenities are extensive and include a two-level fitness center, pool, spa, three courtyards with BBQs, fire pits and dining areas, gaming lounge and sixth-floor skyline view deck with fireplace, social bar and movie wall. Conveniently located just blocks from the Gold and Red Metro lines, AVA Little Tokyo features 17,000 s.f. of retail space at street level.

The Fuscoe Engineering team provided full construction surveys, mapping, water quality assurance and civil engineering work for this project. Because there was no adjacent storm drain to tie into, design for this project proved to be difficult. The area drain systems are shallow, therefore all drainage is designed to outlet through the curb face on adjacent streets. Site water quality treatment was handled with flow through planters. The streets were packed with existing infrastructure, so off-site improvement plans (B-Permit) were challenging, as was coordinating the street lights, driveways, trees and proposed utility connections to fit and work with the existing street culture.
