Belmar Apartments

Nine years in the making, The Belmar Apartments project is the largest affordable housing development in Santa Monica financed through the City in a public-private partnership with developer Related Companies and the Community Corporation of Santa Monica (CCSM). Located on 1.9 acres on Ocean Avenue in Related’s The Village at Santa Monica development, The Belmar is a 180,110 sf, 6-story affordable complex offering 160 one- to three-bedroom apartments and ground floor live/work studios with roll-down glass doors. The studios face a “Living Street”, which connects pedestrians to Main Street through a landscaped paseo lined with restaurant, retail and art venues. Apartment amenities include a fitness center, computer lab, outdoor lounge, community room and subterranean parking. In addition, the CCSM offers an on-site resident services coordinator and a variety of social and educational programs, including after-school tutoring.

Fuscoe’s comprehensive services ranged from civil engineering and survey/mapping to water quality assurance for this LEED Gold project. Special care was taken to grade the uniquely long (3 ft. by 2 in.) interior courtyard and walkway tiles into one smooth plane without visual grade breaks. Instead of standard storm drains, water is now directed into trench drains constructed along the perimeter.
