Castro Village Shopping Center
Fuscoe provided design review, stormwater control plans with hydromodification, construction documents, construction liasion and a SWPPP. Supplementary services included topographic and utility surveys, ALTA/ACSM land title and boundary surveys and parcel merger/LLA. The project team faced a number of challenges, such as incorporating new stormwater requirements and integrating adjacent residential lots into the shopping center and existing parking lot, resulting in a cohesive and pedestrian-friendly retail center. To reach this objective, building setbacks were employed and new landscaped strips were added into stormwater treatment areas. These solutions facilitate drainage area maintenance and allowed for expansion of the existing storm/sewer/water facilities. Project coordination involved Alameda County, EBMUD, Castro Valley Sanitary District and Alameda County Fire Protection District. Site permitting issues included rezoning and a General Plan Amendment.
