Colony Park South
The 20-acre Colony Park South infill project is comprised of two multi-family products providing 339 total housing units: Legacy Colony Park, designed by JZMK Partners, with nine three-story row townhome structures; and Harmony Colony Park, designed by MVE & Partners, with two-story townhomes and flats in 12 U-shaped buildings. 10% of the community was designated as affordable housing. Colony Park South is the first Southern California community to receive GreenPoint Rated certification, partially through its usage of recycled materials, which brought costs for green components to less than 2%.
A low impact development project, Colony Park South required demolition of existing older structures, one owned by Disney, with innovative concrete slab and asphalt retention and reuse. Fuscoe’s comprehensive work load engaged members from all of the firm’s constituent disciplines, and incorporated 3D BIM technology, which streamlined design data management. As soil infiltration design methods were not permissible due to the presence of potential contaminants, water quality efforts proved challenging. Fuscoe staff members coordinated their work with the City of Anaheim, MetroLink and Union Pacific Railroad. Due to its location adjacent to train tracks, the project required railroad approvals for waterline encroachments, utility crossings and soundwall construction.
