Corona Medical Office Park

Bounded by a church to the north, channel to the east, street to the west and single-family home with orchard to the south, this hilly 4.5-acre property is the site of the new Corona Medical Office Park. This medical complex is comprised of two two-story office condominium buildings totaling 60,000 s.f.

The Fuscoe Engineering staff provided entitlement engineering and full civil engineering services, including grading, sewer, water and storm drain plans for this development. Due to its hilly location, the site presented a number of grading issues and undergrounding of power poles along the street proved complicated. Agency coordination included the City of Corona and Riverside County Flood Control District. Also, negotiations were conducted with church representatives regarding the construction of a retaining wall on the adjacent church property line.

Fuscoe also assisted with the preparation of a phasing plan that allowed the client to construct one building first and delay construction of the second building until marketing conditions improve, with minimal “re-work” to do in the future.

A number of low impact development measures were incorporated, including an off-site reclaimed water line and diverting roof drainage and parking lot runoff to landscaped areas.
