La Brea Gateway
This 2.28-acre urban infill project is located one block from West Hollywood, along La Brea Avenue between Santa Monica Boulevard and Melrose Avenue. The project consists of 35,000 s.f. of retail space, 4,741 s.f. of common area and 219 residential units with two levels of parking. The residential apartment units will be two-story wood frame construction above a two-story parking and retail concrete podium. The retail space will be leased to a high-end grocery store.
The Fuscoe team is providing full civil engineering and surveying services for this project. The site has a high precipitated water table and poor draining soils which do not allow infiltration mitigation, so a water quality system was created that includes various biofiltration planters on the podium deck and a large planter behind the building on the ground level. Additionally, because the new building now blocks the end of an alley that receives runoff from multiple upstream landowners, Fuscoe developed innovative designs to intercept and divert this runoff from flooding the site. The team also skillfully designed the building’s subterranean floors and footings to bridge over a city-owned shallow large diameter storm drain trunk line that crosses the property.
