Lido Village Conceptual Plan

Fuscoe was invited to provide “big ideas” for a comprehensive revitalization master plan of Lido Village’s three Districts: the soon-to-be-vacated City Hall site; Via Lido Plaza shopping center; and Lido Marina Village waterfront commercial complex. The conceptual land plan illustrated the potential for developing the 17-acre area into an economically-viable urban mixed-use hub, which will serve as the gateway to Balboa Peninsula. Extensive coordination with the California Coastal Commission was necessary. Research, stakeholder meetings and design charettes were conducted, with Fuscoe providing “green infrastructure” and other sustainable feature designs, as well as these creative suggestions:

  • Add a Regional bicycle trail connection across Pacific Coast Hwy. bridge
  • Convert Via Lido to a full “green street” for environmental responsiveness
  • Selective alley and street vacation to become pedestrian ways
  • Enable safe golf cart use via NEV district to reduce traffic/parking issues
  • Recreate the waterway canal that once existed across the site for a recreational amenity that also helps water quality
  • Make 32nd Street a green pedestrian connection across the peninsula
  • Consider using the 5-level parking structure rooftop for retail

Fuscoe also provided engineering support for infrastructure services and base mapping. Full circle thinking® means more than engineering what you can’t see – it means adding value to the outcome!
