Mission Hills Medical Center

This triangular re-use site spans 6.8 acres of gently sloping land. An old existing building was demolished and a new $32.6M, 124K s.f. medical office building was constructed for the developer, Pacific Medical Buildings. The building is now leased to Facey Medical Group and houses an urgent care center, endoscopy center, optometry, pediatrics, gastroenterology, oncology infusion center, women’s health center, physical therapy, laboratory, pharmacy imaging and radiology.

This three-story medical structure in Mission Hills was designed to achieve LEED Silver Certification; when certified, it will be Los Angeles County’s first LEED Silver MOB of more than 100K s.f. Construction teams recycled over 90% of the previous on-site building and used only local plant species to conserve water.

Fuscoe provided full engineering services as well as construction staking, a topo survey, SUSMP and SWPPP. The site was in a poor (low) water pressure area; water conservation was of the utmost importance in designing a solution. Also, water quality features were dealt with in a unique way, avoiding the need for structural BMPs and other hardware. This project required a roadway “B” Permit. Agency coordination involved the City of Los Angeles and County of Los Angeles Flood Control District.
