Nineteen 01 Apartments
Nineteen 01 Apartments at 1901 East 1st Street in Santa Ana consists of 256 one-, two- and three-bedroom apartment units on 5.1 acres with an existing four-level, 660-space parking structure. The project includes three 5-story buildings with 242 apartment units as well as 14 three-story townhome units, built to condominium standards. This development features outstanding amenities, including a pool and spa with lounge areas, state-of-the-art fitness center, Pet Spaw™, e-business center, billiards and card room, wi-fi café, kitchen, barbecues and outdoor entertainment area with TV wall.
Nineteen 01 featured an existing vertical four-foot grade separation at the easterly property line. Grade separation configurations such as these are normally addressed by construction of a manufactured slope or retaining wall with conventional horizontal spread footing. However, a large reinforced concrete box storm drain culvert lay parallel to the easterly property line and already occupied that space. These conditions threatened to impact existing surface improvements on the neighboring property and new improvements proposed for construction above the culvert. FEI resolved this conflict by designing a full circle thinking® solution: a retaining wall with a vertical footing installed in the confined interstitial space between the culvert and the property line. The footing design included a caisson and grade beam system that supports a six-foot retaining wall with an eight-foot perimeter wall atop. The longest caissons reached a depth of 25 feet. This arrangement allows the grade separation to be spanned vertically without impacting neighboring property or compromising essential new surface improvements to support project vehicular/residential access.
