NMS @ Lincoln

NMS@Lincoln apartments is a mixed-use project located on a half-acre site at Lincoln Boulevard. The four-story, affordable housing apartment building consists of 97 units over ground floor retail and three levels of below grade parking. The building is approximately 128,496 gsf and features a public courtyard. NMS@Lincoln and the adjacent Luxe@Broadway are almost identical “mirrored” projects, separated by an alley. The layout for each complex includes ground floor retail with a public courtyard, topped by four floors of workforce housing totalling 194 units. The designs feature open corners, multiple roof gardens and articulated massing to lessen the buildings’ impact on the surrounding neighborhood. Retail components along Lincoln are oriented to the busy boulevard with larger-scaled architectural expression.

In the first phase of the scope of work, Fuscoe’s task was to perform a due diligence report and provide consulting services. In the second phase, Fuscoe’s tasks included ALTA Surveys, supplemental topography, plot plan, base mapping, construction staking, comprehensive civil engineering plans and a standard urban storm water mitigation plan (SUSMP). Project challenges included sewer capacity issues and required upsizing. Also, SUSMP water quality was problematic, so Fuscoe gained approval for a new “golf green inlet filter”, a sustainable product which treats stormwater runoff.
