Paragon at Old Town

This $45M, 163-unit urban mixed-use apartment community, designed by KTGY Group, Inc., is located in Monrovia’s historic Old Town district and offers transportation, shops, restaurants, services and entertainment within walking distance. The 75,000 s.f., U-shaped, four-story building is situated on 3.01 acres and consists of luxurious one- and two-bedroom units with 2,000 s.f. of retail space and 4,000 s.f. of commercial space at ground level. A 4-story attached parking garage occupies the southeast corner and provides 75 public parking spaces and 330 resident spaces. Paragon at Old Town offers residents a wide range of amenities, including pool, spa, fitness center, lounge, barbecue area and outdoor fireplace. All floor plans include balconies or patios and each unit overlooks landscaped exterior courtyards. Fuscoe provided comprehensive civil engineering, storm water management and survey/mapping services for this project. To address stormwater improvement challenges, the Fuscoe team designed a filtration system for best management practices and a detention system to delay storm water runoff from the site to adjacent streets.
