The Renaissance at City Center & The Gateway

This multi-use infill building, designed by Withee Malcolm Architects, LLP, is situated on 4.3-acres and comprises two separate projects totaling 236 units. The Renaissance consists of 150 luxurious apartments and The Gateway consists of 86 senior living units. This affordable housing project was financed by HUD through the City. Section 8 requirements were met, including milestone performance schedule deadlines. The project includes three residential levels with one level of below grade parking and 13,600 s.f. of retail and restaurant space.

The 9-parcel site required a lot line adjustment and intensive initial mapping to enable client financing, resulting in two ground level 2D lots and seven 3D airspace lots. Due to onsite oil spillage, thorough environmental clean-up efforts were needed to ensure water quality. Other design issues involved drainage and the complications of an aging infrastructure. Three detention systems were designed per the County of Los Angeles to mitigate off-site stormwater. Additionally, project coordination with the various agencies, including the City of Carson, County of Los Angeles, Cal Water and County Fire Authority, proved to be complex.
