The Seychelle at Ocean Avenue South

Like its companion project, The Waverly, The Seychelle is a luxurious and strikingly modern condominium complex within Related’s $350M The Village at Santa Monica development. With the addition of these two properties and a third, The Belmar affordable apartments, Related has transformed a parking lot “dead zone” into a chic new neighborhood.

Gracing Ocean Avenue, the .96-acre Seychelle is a dynamic residential community within walking distance of hot spots like the new 6-acre Tongva Park, Santa Monica beach, its iconic pier and 3rd Street Promenade. The Seychelle offers 93 condominium homes and 11,000 sf of amenity space that include a rooftop panoramic view lounge with pool, cabanas, barbeques, fitness center and yoga studio, business center, 24-hour doorman and pet spa. Dramatically soaring 10-stories high, The Seychelle achieved LEED Silver certification and spans 387,133 sf with 10,105 sf of commercial/retail space at ground level as well as underground parking.

The Fuscoe team’s comprehensive services for The Seychelle included civil engineering, survey and mapping and stormwater management. The project challenges included complex utilities rerouting within this tight urban infill site and precise grading of walkway tiles for sheet flow drainage into the buildings’ perimeter trench drains.
