This 16.8-acre Rancho Cucamonga parcel is bounded by single- and multi-family housing, a vacant lot, an industrial unit and a restaurant. The site is a light industrial park with a master plan that includes 21 industrial buildings, totaling 215,455 s.f. The development was constructed in three phases; Phases 1 & 2 included five buildings each, with the remaining buildings constructed during Phase 3.
The Fuscoe engineering team provided comprehensive civil engineering services for this project, including sewer, water, storm drain, street and grading plans. There were significant site design challenges due to a lack of nearby drainage and sewer facilities.
This project also required considerable project coordination involving a variety of agencies, including the City of Rancho Cucamonga, Cucamonga Valley Water District (CVWD), San Bernardino County Fire Department (SBCFCD) and the Army Corps of Engineers (ACOE). Permitting issues included obtaining a connection permit through the SBCFCD and the ACOE.
