A Mission Revival Affordable Community in Orange

Valencia Garden Apartments is a 62-unit affordable housing community in Orange, California, offering two- and three-bedroom homes for low-income families. Designed in a contemporary mission revival style by IDEArc Architecture, the development features amenities such as a community room, tot lot, BBQ pavilion, and gated access.

Fuscoe provided comprehensive civil engineering services from early mapping to final construction documents. Our work included ALTA and topo surveys, grading, sewer and water design, dry utilities, retaining walls, storm drain improvements, and stormwater management (SWPPP and WQMP), as well as public street improvement plans for this former City of Orange corporate yard site.
