This 1 million square foot distribution complex involved a Community Facilities District, Riverside County Redevelopment Agency, several property owners and entailed the re-routing of a county arterial highway.

Costco Mira Loma includes a 670,000 sf dry storage building and a 201,000 sf cold storage building, which underwent a 75,000 sf expansion. Several site improvements were required, including relocating the main driveway, a 60” public storm drain main, utility; and re-allocating displaced employee and truck parking. Among the County’s conditions of approval for this project were Harrel Street improvements, expansion and landscape beautification. The site was previously much lower in grade than the existing complex, therefore requiring that Fuscoe strike a careful balance between using the proper slopes and minimizing earthwork. This project’s primary method of stormwater treatment entailed insertion of sustainable underground infiltration basins at each of the stormwater outfall locations. A recent addition to the complex is a 10.5-acre, 350-stall truck parking lot, which facilitates site circulation. The project was carefully phased to avoid interrupting facility operations during construction.
