Since 1987, Fuscoe has been involved with the visioning, planning and entitlement process for the overall master plan of the Pacific Coast Highway and Beach Boulevard property.
The Fuscoe team provided a full range of services for this signature project, from preliminary studies to coordination with the City, Coastal Commission, Orange County Sanitation District and Caltrans. During the planning process, Fuscoe was able to address environmental mandates from the Coastal Commission to preserve a 0.8-acre degraded wetland adjacent to the project. Fuscoe created a 100-ft. buffer perimeter around the wetland, which preserved the salt marsh habitat and acts as a flood detention and floodway zone to periodically inundate the wetland as occurs in nature.
