This $30 million transit-oriented affordable housing community serves seniors age 62+ earning 30-50% of the area median income.
The 88,000 sf, eight-story project includes 63 apartments composed primarily one-bedroom units and a mix of two-bedroom and studio units, with supportive amenities such as a rooftop overlook, community spaces, bike storage, and underground parking. The building also includes 2,200 sf of leasable commercial office space. Fuscoe provided civil engineering services from entitlement through construction, ensuring design continuity and close coordination with the client, design team, and City of San Diego. With extensive downtown San Diego experience, Fuscoe anticipated permitting requirements, utility constraints, and right-of-way challenges early, supporting the delivery of high-quality, affordable senior housing in a dense urban environment. Fuscoe’s permitting expertise helped maintain schedule certainty and meet strict funding deadlines. The project required close coordination with the architect and shoring engineer to accommodate an adjacent county-owned parking garage, including routing an existing sewer service through the building to the main on the opposite side of the site.
