This mid-rise affordable housing development was a successful collaboration of public, private and community partnerships to provide housing and supportive services for the formerly homeless.

Moreover, collaboration between the architect, engineers, contractor, and local stakeholders was of utmost importance to adhere to budgetary and timetable constraints. Danielan Associates designed the 1.65-acre lot with 64 apartments, consisting of one, two and three-bedroom units, a resident lounge, a computer room, a 2,700 sf community center and outdoor area with playground/tot lot. One project challenge arose when utilities could not be tied in per plans due to unforeseen conditions. Our team implemented a small stormwater pump versus redesigning the entrance to the site and using a traditional stormwater treatment BMP. Fuscoe proposed to city staff an alternative non-standard underground alignment for the water irrigation and fire services through a process deviation request. This solution maintained the same layout and location of affected services.
