Westmont of Culver City
Culver City | SRM Development
Westmont Living is a 163,400 SF senior housing community developed by SRM Development for adults seeking an active and supportive residential experience. The five-story facility features 134 units, providing independent living, assisted living, and memory care options for seniors in the Los Angeles area.
Full circle thinking® at work: Built on a tight urban infill site, the project presented unique stormwater management challenges. To meet LID requirements, all stormwater runoff was collected, and low flows were routed to drywells in the subterranean parking garage.
Sunrise of Oceanside
Oceanside | Sunrise Senior Living
Sunrise of Oceanside is a 90-unit assisted living and memory care facility on a 2.9-acre site. Designed by HPI Architecture, the community features outdoor and indoor amenities tailored to meet and support the needs of residents.
Full circle thinking® at work: Fuscoe provided due diligence, entitlement support, final engineering, and construction-phase services, ultimately delivering a purposeful and efficient design. To meet the site’s stormwater demands, we designed seven biofiltration basins—several with custom wall designs for variable ponding and infiltration. Additionally, a 25,000 CF detention system with a stormwater lift station was designed to manage peak flows during a 100-year storm event.
The Ridge at Westlake Village
Westlake Village | Alliance Residential Company
The Ridge at Westlake Village is a 128-unit senior housing community developed by Alliance Residential Company. Designed to support residents’ well-being through a comfortable, customized living experience, the property offers a mix of independent, assisted living, and memory care options, as well as convenient on-site amenities.
Full circle thinking® at work: Located within the City of Westlake Village, the project required close coordination with both the City and Los Angeles County to navigate each jurisdiction’s requirements. To meet LA County’s stormwater management requirements, an on-site capture and reuse system was implemented to store stormwater for irrigation use throughout the year, with excess runoff managed through a controlled discharge system.
Santa Angelina Senior Apartments Community
Placentia | National CORE for Episcopal Communities & Services for Seniors
Santa Angelina is a 64-unit affordable senior housing community located on the approximately 4-acre grounds of the Church of the Blessed Sacrament in Placentia. Developed by National CORE in partnership with the church, the project provides much-needed housing while preserving the site’s active community functions.
Full circle thinking® at work: Working around an operational church, playground, and classrooms, our team delivered a precise and coordinated design. To balance technical demands with the community’s priorities, we ensured accessible paths of travel and designed four drywells with integrated storage to support stormwater management and groundwater replenishment.
